Two moraines, two different crack patterns
A stair-step crack in block or brick on the Wabash Moraine side of town often tracks with the clay loam there swelling and shrinking seasonally, while similar cracking east on the Fort Wayne Moraine can point instead toward the slower drainage of the area's heavier clay loam pockets.

Why the historic districts complicate things
Housing stock in the West Central Historic District dates to the 1800s while Forest Park Boulevard's Tudor and Colonial Revival homes went up around 1910, so masonry type and original construction methods vary block to block in ways a generic crack-repair estimate can't account for.
